From Strength to Strength
Summer is always our busiest time and this year is turning out to be no exception. Two months on since the Government eased the restrictions on the property market and we have been seeing exceptional demand from tenants eager to secure their next London home. This is a welcome return after what had been an uncertain time for both Landlords and tenants.
Looking back to the start of the year the market showed great promise with activity levels the highest we had seen for five years and coming out of lockdown we’ve been handling substantially increased demand. The number of people looking to move through us has grown significantly, we have seen an incredible twelve times increase in prospective tenants registering. All this activity is securing some great results for our clients, at the present time. During the lockdown period the large majority of people renting through us were able to continue paying their rent in full and on time. Unfortunately, a small percentage of tenants faced challenging times and were grateful for the pragmatic approach our clients took in agreeing affordable rent payment plans.
After the uncertainty of the last few months it’s very much business as usual for our Corporate Lettings and International Relocation team. Many businesses had put the relocation of their staff on hold but we are now seeing many planned moves taking place with increased activity from the corporate world. We expect this to continue throughout the summer and into the Autumn.
In Safe HandsDuring the last few weeks we have been contacted by hundreds of new clients seeking our expert opinion and professional advice. We are noticing a real flight to professionalism from Landlords who want a proactive approach from their lettings agent and require them to be highly experienced and fully regulated. We are able to offer all this and more. We are regulated by the Royal Institution of Chartered Surveyors (RICS) and are a member of the Association of Residential Lettings Agents (ARLA), the Property Ombudsman scheme (TPO) and we have an approved Tenancy Deposit Scheme. All of this, together with the scale of our business, helps to ensure Landlords and tenants feel safe and secure in their dealings with us.
As mentioned in our most recent update, the ‘Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020’ are now in force. We are working with all our clients to arrange an Electrical Installation Condition Report (EICR) on their properties. The Act allows until 1st April 2021 to arrange an EICR on all existing tenancies, however we’re expecting a rush in the new year and recommend Landlords organise this as soon as possible.
