‘There has been a noticeable shift with buyers and their requirements in recent months as outside space and working from home have fast become a priority. We have seen large numbers of buyers wanting to dedicate an area in their home specifically to a working environment,’ says Gary Oliver, Sales Director at Snellers. ‘Although our offices are still closed to the public, by following the Government guidelines we are able to safely carry out valuations and viewings. This enables us to assist sellers and buyers with their plans to move despite the challenges. The team has found pent up demand from the spring lockdown and the stamp duty holiday has only increased the activity in the sales market. Houses have been particularly sought after due to the importance of outside space and because of this several have sold at the asking price or above. We are incredibly busy making sure our buyers and sellers are in their new homes by the end of the year and that others are on track to complete by the end of March.’
‘Despite facing challenges this year, we have remained extremely busy and like sales we have also seen an increase in demand for an area to work from home and outside space of some kind,’ says Lucy Collier, Lettings Director at Snellers. ‘We have found the pent up demand from the national lockdown has eased a little in recent months however many people, particularly families and couples, are still looking to secure a property before the end of the year. Now is a great time to let your property as both landlords and tenants are looking for long term commitments and we have even seen an increase in rents due to such high demand. When landlords choose to let their property through us, we ensure they have a structured marketing plan in place and those that follow our advice tend to let their property incredibly quickly. For example we recently arranged a one off viewing on a four bedroom house on Cambridge Crescent, previously on the market with two other agents. We successfully secured a Corporate tenant at the full asking price on the first viewing.’
